Owner FAQ
We are a full service management company. This means that every client will receive our full suite of services as outlined on our Services page.
We do a move-in inspection for all new residents, a move-out inspection when a lease ends, and a mid-term inspection during the lease. We can inspect the property any other time at the owner's request for a trip fee.
I have been a Licensed Realtor and Property Manager since 2014 and have managed many different types of properties from multi-unit to apartments to Single Family Residences.
There are other fees that are very common with management. These are fully outlined in your management agreement. For example, a leasing fee to place a resident, an eviction fee if a resident needs to be evicted, and a trip fee should we need to visit the property for any reason outside of our agreement. However, our policy is to not charge anything until a lease has been signed and the property is rented. You will not be charged during any of the vacancy periods.
The application process is very thorough in vetting a qualified resident. It runs a background, credit, income, rental verification/history and eviction check on each applicant.
Owners are normally responsible to pay for HOA dues, mortgages, property taxes, and sewer. Owners sometimes offer to pay for landscaping services as well. What the owner and resident pay for is usually always negotiable. Owners can also choose to have the management company pay any of these bills on your behalf by having these bills sent directly to our office to be paid through the property from the monthly rent proceeds.
This is always personal preference. The Home Warranty will cover all of the main systems within the property including plumbing, electrical, and HVAC. Most Home Warranty companies also offer options to cover all appliances within the home like refrigerator, washer, and dryer. Service call fee amounts differ from each company, so it's always a good idea to compare companies.
Once the resident pays rent and the payment clears the bank, your owner disbursement will typically occur between the 1st & 6th of the month, but no later than the 13th of each month. You will also have access to your accounting statement in your owner portal for your records.
The initial term is negotiable but typically around 12 months. After the initial term, the owner can cancel by providing a 45 day written notice OR the contract automatically renews for an identical term. The term, as well as any of the other conditions in the property management agreement, are always negotiable.
